EPC (Energy Performance Certificate)
EPC (Energy Performance Certificate) in Cardiff, Newport, Merthyr Tydfil and throughout South East Wales

Free Cavity Wall Insulation EPC Wales services deliver professional Energy Performance Certificates (EPCs) for residential properties throughout Cardiff, Newport, and Pontypridd.
As a fully qualified and accredited Domestic Energy Assessor (DEA), we conduct detailed, government-compliant assessments and provide the EPCs required when selling or letting a home.
Our service includes prompt appointment availability, clear guidance on improving energy efficiency, and the direct submission of certificates to the official Government EPC Register.
Recent changes to EPC data requirements have significantly expanded the scope of information that must be collected. Previously, most assessments were completed within 30 to 60 minutes, depending on property size. Under the updated standards, 60 minutes is now the minimum, and larger or more complex properties may require up to 90 minutes to ensure full compliance.
Despite the increased depth of assessment, we remain committed to a fast turnaround. In most cases, certificates are delivered the same day, ensuring minimal delays for property transactions or lettings.

What We Offer

EPCs for Home Sales
When selling a property, a valid Energy Performance Certificate (EPC) is a legal requirement. While many estate agents can organise this for you, their charges are often significantly higher than commissioning an assessor directly.
In some cases, your property may already have an EPC in place. Certificates are valid for 10 years and, if still within date, can legally be used as part of the sales process.
However, older assessments may not accurately represent the current state of your home. Improvements such as upgraded windows, added insulation, or the installation of a more efficient boiler can meaningfully increase your rating. This can enhance a property’s marketability—moving from a Band D to a Band C, for example, is increasingly attractive to buyers.
Several mortgage lenders now consider EPC ratings within their product criteria, offering preferential rates or incentives for properties with higher energy performance.
We conduct a full, compliant assessment, prepare your certificate, and lodge it directly on the official Government EPC Register for seamless inclusion in your sale process.

EPCs for Rental Properties
Landlords must hold a valid EPC before marketing a rental property, making it essential for both legal compliance and tenant transparency.
Current regulations state that rental properties must meet a minimum rating of Band E (39–54). Proposed government changes suggest that new tenancies may need to reach Band C (69–80) by 2028, with all existing tenancies expected to follow by 2030. These requirements may influence investment decisions, upgrade planning, or future letting strategies.
We complete the full assessment and provide clear, practical explanations of how the Minimum Energy Efficiency Standards (MEES) apply to your property, helping landlords understand both obligations and potential improvements.

Energy Improvement Advice
If you wish to improve your EPC rating, we offer straightforward, evidence-based advice tailored to your property.
Recommendations may include insulation enhancements, heating and hot-water system upgrades, ventilation considerations, or changes to glazing systems. We also identify cost-effective, low-disruption actions that can deliver measurable improvements without major renovation work.
Please note: upgrading older double glazing to newer double glazing generally has limited impact on EPC outcomes unless you are replacing single-glazed units.

EPC Frequently Asked Questions
Can an EPC fail?
No — there’s no “pass or fail.” You simply receive a rating from A to G, along with advice on how to improve it.
However, for a rented property, the EPC will need to be at least an E rating (39–54).

What does an Energy Performance Certificate Assessment involve?
An Energy Performance Assessment will take on average about an hour – this is the data collection part of producing an EPC.
During the Energy Performance Assessment, the Domestic Energy Assessor will collect the following data at the property
- The year the property was built
- Make and model of the boiler, the type of flue, and the fuel used
- Type of heating system used and controls
- Walls and roof construction
- Signs of retrofit cavity wall insulation/solid wall insulation
- Type of double-glazed windows and when installed
- Sizes of all windows
- Number of open fireplaces
- Number of low-energy light bulbs
- Depth of loft insulation
- Measure the thickness of the hot water cylinder jacket or foam – if present
- Note the number of habitable rooms that are heated
- Measure the internal or external areas of the home
- Measure ceiling heights
- Record energy-saving “green” devices (such as solar panels)
- 40+ photographs
Then at the desk
- All calculations
- Produce a floor plan
- The collected data is input into Government-approved software to produce the Energy Performance Assessment.

Do I need to be home during the survey?
Yes, but if you prefer, a trusted friend, family member or agent can provide access as long as they’re comfortable showing us around.

Do I need to provide documents?
While not mandatory, any certificates or evidence relating to insulation, window upgrades, boiler installations, or renewable systems (such as solar panels) will help ensure the EPC is as accurate and up to date as possible.

Do EPC ratings expire?
Yes — an EPC is valid for 10 years. If yours is older than that, you’ll need a new one before selling or renting your property.
Do I get a copy of the EPC?
Yes. We upload every EPC to the government register and send you a copy.
When we lodge the ECP on the government register, it is immediately available to be seen (and downloaded). In fact, if anyone enters your postcode in the government register, they will get a dropdown of all of the properties in that postcode with an EPC, including yours.
Once we have lodged the EPC, we will send you an email confirming lodgement.
Within the email, we will let you know the energy efficiency rating and a link to your online EPC. We will also attach a copy of the EPC for your use.
