When selling a property, a valid Energy Performance Certificate (EPC) is a legal requirement. While many estate agents can organise this for you, their charges are often significantly higher than commissioning an assessor directly.

In some cases, your property may already have an EPC in place. Certificates are valid for 10 years and, if still within date, can legally be used as part of the sales process.

However, older assessments may not accurately represent the current state of your home. Improvements such as upgraded windows, added insulation, or the installation of a more efficient boiler can meaningfully increase your rating. This can enhance a property’s marketability—moving from a Band D to a Band C, for example, is increasingly attractive to buyers.

Several mortgage lenders now consider EPC ratings within their product criteria, offering preferential rates or incentives for properties with higher energy performance.
